- AI model providers: When you use our chat-based underwriting features, your queries are processed by third-party large language model providers (such as OpenAI or Anthropic). We take steps to minimize the personal information included in these queries, and we do not send personally identifiable information to LLM providers unless it is necessary to process your request. Property addresses and financial data related to real estate transactions may be transmitted.

4. AI-Specific Disclosures
Zourse uses artificial intelligence, including large language models, to power its real estate analysis features. You should be aware of the following:
- LLM processing: Your text queries are sent to third-party AI providers for natural language processing. We use these providers under data processing agreements that restrict their use of your data.
- No training on your data: We do not use your personal data or proprietary documents to train or fine-tune AI models without your explicit consent.
- Deterministic outputs: All financial calculations (cap rates, DSCR, IRR, etc.) are computed by our own verified software, not generated by AI models. The AI assists with reasoning and synthesis only.
- Audit logging: Every AI interaction, tool call, and output is logged in our audit system for quality assurance, debugging, and compliance purposes. These logs are retained for seven (7) years.
- Human review: AI-generated outputs should not be treated as professional financial, legal, or investment advice. Users are responsible for independently verifying all information before making financial decisions.
5. Data Retention
We retain your personal information for as long as your account is active or as needed to provide our Services. Specifically:
